Register a Co-owner
Add a co-owner to the registry, link them to a unit, and grant portal access.
Why maintain a registry?#
The co-owner registry is the backbone of the syndicate. It powers quorum calculation, fraction-based assessment splits, notice distribution, and portal access. Article 1070 of the Quebec Civil Code requires the syndicate to keep an up-to-date list of co-owners.
Before you start#
First, create the units under Dashboard → Registry → Units. Each co-owner must be linked to at least one unit for their share to count.
Add a co-owner manually#
Open the registry
From the sidebar, click Registry, then select the Co-owners tab.
Create the record
Click Add co-owner. Fill in: first name, last name, email, phone, preferred language (FR/EN).
Link to a unit
Select the unit and enter the ownership share as a percentage. For a 50/50 couple, add two records each with ownershipShare = 50.
Enable portal access
Check Send invitation. The co-owner will receive an email with a magic link to access the portal.
Required fields#
| Field | Rule |
|---|---|
| First name + Last name | Required |
| Unique within the syndicate, validated | |
| Unit | At least one unit linked |
| Ownership share | Sum of shares per unit = 100% |
Edit a record#
Click any co-owner row to edit their details. Changes are logged in the audit trail (Bill 25).
Deleting a co-owner does NOT remove associated history (payments, votes, requests). Prefer revoking access by unlinking the unit instead.
Bulk import#
To add multiple co-owners at once, see the Import from Microsoft 365 guide.
