The Co-owner Portal
Dedicated space for co-owners to view assessment notices, proxies, announcements, and submit requests.
What is the portal?#
The co-owner portal is a separate interface from the admin dashboard. It gives co-owners self-service access to their personal information, assessments, requests, and board announcements.
- URL:
your-syndicate.syndicplus.ca/portal(or/portailin French) - Authentication: magic link, email/password, or passkey
- Access: only co-owners with an active account
Available features#
Home page#
Personal dashboard with upcoming notices to pay, unread announcements, and open requests.
Assessment notices#
Full notice history for the units owned. Download PDF, view balance, mark as paid (plan dependent).
Meetings#
List of upcoming meetings with RSVP. Download convocations, agendas, and signed minutes.
Announcements#
Board announcements with read receipts. Automatically marked as read on open.
Requests#
Submit new requests (maintenance, complaint, noise, etc.) and track status with built-in messaging. See Requests — Portal.
Reservations#
Book common spaces (community room, gym, pool). Real-time availability.
My unit#
Self-service unit info editing: water heater (age, brand, serial number for Bill 141), billing address, emergency contact.
Customize the portal#
Admins can customize the portal from Settings → Syndicate: accent color, logo, welcome message. Available on Gestion and higher plans.
Portal permissions#
Co-owners can never:
- See global syndicate financial data
- Access other co-owners or units
- Edit their fraction (ownership share) — only an admin can
- See requests from other co-owners
This compartmentalization respects Bill 25 on personal information protection.
Troubleshooting#
| Issue | Solution |
|---|---|
| "No unit linked" | Admin must link the user to a unit in the registry |
| Magic link no longer works | Magic links expire after 15 minutes — request a new one |
Portal redirects to /onboarding | Reserved for admins: co-owners must use /portal |
