Create a Project
Plan and track a works project (renovation, major repair, compliance upgrade).
What is a project?#
In Syndic+, a project groups all information and decisions tied to a job or works: description, budget, contractor quotes, work orders, invoices, documents, and timelines. It's the go-to module for major works funded by the contingency fund.
When to create a project?#
- Renovation (roof, balconies, windows)
- Compliance upgrades (Bill 141 — building works)
- Professional study (contingency fund study, reconstruction evaluation)
- Any work > $5,000 or requiring multiple quotes
Create a project#
Open the Projects module
Dashboard → Projects → New project.
Basic info
- Title (e.g., "Roof renovation 2026")
- Description (works to perform)
- Status: draft, in progress, completed, cancelled
- Category: structure, mechanical, exterior, etc.
Estimated budget
Total planned amount. This serves as a benchmark to compare quotes and track spend.
Schedule
Planned start date, planned end date. Intermediate milestones can be added (e.g., "AGM approval", "Permit obtained", "Works start").
Assign the source fund
Indicate whether funds come from the contingency fund, a special assessment, a grant, or a loan.
Next steps#
Once the project is created:
- Add items — Break the project into sub-tasks or components
- Solicit quotes — At least 3 quotes recommended for works > $25,000
- AGM approval — For works exceeding board authority (check the declaration)
- Issue work orders — Engage contractors
- Track invoices — Integration with accounting
Governance#
The declaration of co-ownership specifies spending thresholds the board may engage alone. Anything above requires a meeting vote.
Typical example#
- Board alone: < $10,000
- Board resolution + co-owner notification: $10,000–$25,000
- AGM simple majority: $25,000–$100,000
- AGM 2/3 majority: transformation works (art. 1097)
- AGM 3/4 majority: amendment of declaration (art. 1098)

Each project has a Documents tab to attach:
- Architect drawings
- Municipal permits
- Signed contracts
- Inspection reports
- Before/during/after photos
Documents can be stored natively or linked to Google Drive / OneDrive / SharePoint.
