Quorum Calculation
Understand how Syndic+ computes meeting quorum and the different voting majorities.
What is quorum?#
Quorum is the minimum number of co-owners (in fractions) that must be present or represented for the meeting to deliberate validly. The Quebec Civil Code sets it at a majority of votes (art. 1089 CCQ) on the first call.
Quorum thresholds#

A "vote" is weighted by the fraction (ownership share) of the unit, not per head. A co-owner holding 8% votes with 8 votes out of 100.
Real-time computation#
Syndic+ shows a quorum indicator on the meeting page:
- Votes present: sum of fractions of co-owners checked Present
- Votes by proxy: sum of fractions of accepted proxies
- Total votes: present + proxies
- Quorum %: total votes / total fractions
Quorum is reached as soon as the percentage crosses 50%.
Majority types (for voting)#
Once quorum is reached, each resolution needs a specific majority depending on its nature:

Practical example#
Syndicate of 10 units with equal fractions (10% each):
- 6 co-owners present = 60% → quorum reached
- Budget vote: simple majority → 4 "yes" out of 6 present = 40% of votes present → rejected (needs > 50%)
- Bylaw amendment vote: absolute majority → 4 "yes" = 40% of total votes → rejected (needs > 50% of total)
Co-owners in arrears > 3 months lose their right to vote (art. 1094) but their fractions still count toward quorum.
