Terms of Service
Rules governing the use of the Syndic+ platform by condo syndicates.
Acceptance#
By creating a Syndic+ account and using the platform, you accept these Terms of Service and the Privacy Policy. If you don't agree, you may not use the service.
These terms are governed by the laws of Quebec and Canada.
Definitions#
- "Syndic+": Syndic+ inc., a Quebec corporation, provider of the platform
- "User": person who has created an account
- "Syndicate": organization (better-auth
organization) representing a co-ownership - "Administrator": user with
owneroradminrole in a syndicate - "Co-owner": person with portal access (
memberwith a specialized role)
Registration and account#
To create an account you must:
- Be at least 18 years old
- Provide accurate information (name, valid email)
- Keep your password confidential
- Enable 2FA (mandatory for administrators from the Gestion plan up)
You are responsible for all actions taken under your account.
Role of the property manager#
Syndic+ is a software tool. It does not replace:
- A professional property manager (OACIQ)
- A notary for co-ownership deeds
- A Chartered Professional Accountant (CPA) for audited financial statements
- A lawyer for disputes
- A licensed appraiser for replacement value
The syndicate's board of directors retains full responsibility for decisions and legal compliance.
Acceptable use#
You may not:
- Use Syndic+ for unlawful or fraudulent purposes
- Attempt to access another syndicate's data
- Reverse-engineer, decompile, or extract the source code
- Use unauthorized bots or scrapers
- Distribute spam, viruses, or malicious content
- Impersonate another user
- Circumvent plan or rate limits
Intellectual property#
- Syndicate content (minutes, documents, co-owners): property of the syndicate
- Platform, code, design, logo: exclusive property of Syndic+ inc.
- Your suggestions and feedback: Syndic+ may use them without obligation to compensate
Syndic+ grants you a limited, non-exclusive, revocable license to use the software during your subscription.
Subscription and billing#
Plans#
- Free: up to 10 units, essential features
- Starter: up to 30 units
- Gestion: up to 100 units
- Pro: unlimited units, advanced integrations
- Enterprise: custom

Billing#
- Monthly or annual (15% annual discount)
- Prepaid in CAD, taxes extra
- Stripe processes payments (PCI-DSS Level 1)
Plan changes#
- Upgrade: immediate, prorated daily
- Downgrade: at the end of the current period
- Refund: no partial refund for started subscriptions except as required by law
Late payments#
If a payment fails:
- Day 0: reminder email
- Day 3, 7, 14: follow-up emails
- Day 21: account suspension (read-only)
- Day 30: full suspension (no login)
- Day 90: data deletion (after warnings at 60 and 75 days)
Account deletion#
You may delete your account at any time from Settings → Account → Delete. Process:
- Soft delete for 30 days — recovery possible
- Permanent deletion after 30 days — irreversible
- Minutes and financial statements are transferred to an admin before deletion if you're the last administrator
Limitation of liability#
To the maximum extent permitted by law:
- Syndic+ provides the service "as is"
- Syndic+ doesn't warrant the absence of errors, interruptions, or data loss beyond its backup obligations
- Syndic+ is not liable for indirect damages (loss of revenue, loss of data, reputational harm)
- Syndic+'s maximum liability is capped at the amounts you paid in the past 12 months
SLA#
- Target availability: 99.9% monthly (Pro) / 99.5% (Gestion) / best effort (Starter, Free)
- Backups: daily, retained 30 days
- RPO: 24 hours | RTO: 4 hours
Termination#
Syndic+ may terminate your account with 30 days notice for:
- Persistent non-payment
- Violation of these terms
- Abusive use harming other syndicates
- Request of competent authorities
For serious fault (fraud, illegal activity), immediate termination without notice.
Changes#
Syndic+ may modify these terms. Material changes are notified by email 30 days before effective date. Continued use after the effective date constitutes acceptance.
Jurisdiction#
Any dispute is subject to the courts of the judicial district of Montreal, Quebec.
